Property Description

Tucked away in a private location, Yarpole House is something of a landmark in this popular Herefordshire village, owing to its elegance, charm and hints of grandeur. With spacious, versatile accommodation inside and an English country cottage garden outside, you will find all the attributes in place for a perfect village home.

A much-loved family residence for over 40 years, this property is full of history and replete with character throughout; some modernising is required but this will only serve to enhance the impressive existing fabric.

Enter via the the gorgeous, glazed, open lattice porch into the reception hall; here, a stunning wooden staircase twists through 270 degrees as it climbs to the first floor. A door leads into the large kitchen/ dining space, this heart of the home has two impressive, full-length windows looking out into the rear garden and the fields beyond. Light and airy and with exposed timbers, a newly-fitted kitchen would transform this room into the perfect hub for the family at mealtimes as well as for entertaining guests. An adjacent utility/ boot room sits just across a small hallway: a must for country life, here you can kick off muddy boots, hang wet coats and clean off dirty pets, as well as keep white goods neatly tucked away.

The dining room sits to the rear of the hallway and overlooks the rear garden; there is a door giving access to the outside and a set of attractive, arched doors which open into the sitting room. This double-aspect room has a cosy feel courtesy of the Clearview woodturning stove beneath a marble mantlepiece. There is a lovely addition of a sun room to the side: somewhere to sit back and enjoy a book or relax with a coffee whilst overlooking the garden.

Upstairs, the spacious landing runs centrally through the property and connects all the accommodation. To one side of the property sits the vast master bedroom, complete with a bank of in-built wardrobes as well as an attendant en-suite shower room. In the second double bedroom a stunning feature window frames the view beyond and two additional bedrooms sit at the end of the landing: one with a built-in storage cupboard and the other with in-built shelving. These three bedrooms are served by a split-level family bathroom with a WC, bath and wash-hand basin.

Outside: immediately to the front of the property there are two drive-in carports with additional parking in front as well as a turning bay, providing ample parking possibilities. The property is fully enclosed via a brick wall and decorative wrought iron-fencing and gates. Directly in front of the house is an attractive paved and gravel courtyard enclosed by mature trees, shrubs and flower borders. To the side sits a useful outbuilding, divided into a home-office, complete with exposed timber trusses and a separate workshop with power.

A brick walled-garden with cottage borders sits to one side of the property, creating a private heaven in which to relax. A metal gate leads around to the south-facing rear garden with established trees, shrubs and flower borders. The is also a timber pergola and paved seating area from which to soak up the views and enjoy drinks and summer barbecues.

Area: This sociable village thrives with both The Bell public house and The Church at its heart. The Church also houses the village shop and post office, which won the 2021 Regional Midlands Countryside Alliance Awards for best shop/ post office. And to top it off… the Gallery Café is only a short walk away from your doorstep – a great destination for an afternoon catch-up with friends and neighbours. The market towns of Leominster and Ludlow with their independent shops, cafés, restaurants, supermarkets, transport links and more are just a few miles drive away.
